renovation & ADDITION — VIEWS OF LAKE WASHINGTON & MOUNT RANIER — RESIDENTIAL DESIGN — custom home
LAKE Forest Park, WASHINGTON
Lakeshore Residence is a full reorganization of a family home, plus an addition that maximizes its lakeside site and integrates water views and Mt. Rainier beyond.
The design adds space to support dynamic family life—places to work, play, entertain, and exercise. Programmatic additions include a second-floor music room and a third-floor family/media area opening up through a ghost door to expansive views, a kitchenette, a small gym, an office, and a pocket art studio. A bright, double-volume wall of glass in the staircase seamlessly connects floors and is topped with a skylight.
The kitchen’s neutral palette includes soft-close, white oak cabinets with custom panel details, honed quartz countertops, and a solid surface backsplash. Custom casework throughout the home anchors spaces and fits family needs. A landing on the second floor offers a special moment to enjoy the green roof, with abundant daylight from glazing and a skylight, before entering the music room.
Glazing and outdoor living spaces allow the architecture to feature the views of Lake Washington. Northern white pine flooring throughout, plus additional natural materials provide texture and complement the waterfront context. Smooth, light grey limestone flows from the exterior columns through the entry, drawing you towards the hearth and then expansive views of the lake.
Green Design: Reuse/renovation - captured embodied carbon in existing construction, green roof with northwest plant species, permeable paving system (net reduction in hard surface area on site), PV panels, high-efficiency heat pump heating/cooling systems, high-performance IGU window coatings and insulation, electric car charging station, daylighting, LED recessed lighting, details to promote increased reflection of daylight into living spaces that reduce reliance on electric lighting, indoor air quality improved with whole house fan.
